Access the full buyer market
We work with independent buyers, regional chains, national groups, and PE-backed aggregators who are actively purchasing lettings books and full agencies. More buyers means more competition — and a better price for you.
Confidential from start to finish
Landlords, staff, and competitors won’t know your business is for sale until you’re ready to tell them. We operate under strict NDAs throughout.
Specialist estate agency expertise
Lettings book valuation, rent roll multiples, TUPE obligations, earn-out structures — we know this sector. You’re not paying for a learning curve.
No upfront fees
Our fee is a percentage of the sale price, paid on completion. No sale, no fee.
What is my estate agency worth?
Estate agency valuations depend primarily on your revenue mix — how much comes from lettings management versus sales.
Lettings / managed portfolios are valued at 1.0–2.0× annual management fee income. A lettings book generating £200,000 in management fees might be worth £220,000–£380,000.
Sales-only agencies are valued at 0.3–0.8× gross commission income or 3–5× EBITDA.
Mixed agencies combine both methods — the lettings book is valued separately from the sales income, then combined.
Quality matters hugely: a well-managed portfolio with low arrears, signed landlord agreements, and strong CRM data commands the upper end of the multiplier range.

1. Free valuation
We assess your accounts, lettings portfolio data, managed/let-only split, and market conditions to give you a realistic sale price range.
2. Preparation
We help you get your records in order — landlord agreements, staff contracts, CRM data — and prepare a confidential Information Memorandum for buyers.
3. Confidential marketing
We approach our vetted buyer database under NDA. You don’t need to advertise or speak to anyone until you want to.
4. Competitive offers
Multiple offers = negotiating leverage. We help you compare not just the headline price but the structure: all-cash vs deferred vs earnout, retention period, and protections.
5. Completion
We manage due diligence, TUPE notifications, and legal completion. We stay involved until you’ve received your proceeds.
Lettings book vs full agency — we handle both
Some owners want to sell their entire business. Others want to sell just the lettings book and keep trading on the sales side. We handle both scenarios and have specialist buyers for each.
If you’re selling a standalone lettings book, we can often achieve a faster process because the transaction is simpler — no goodwill for sales income, no premises lease, and no sales staff.
TUPE — what you need to know
When you sell a business as a going concern, your employees transfer to the buyer under TUPE (Transfer of Undertakings Protection of Employment Regulations). Their terms and conditions are protected. Both parties have information and consultation obligations.
We coordinate TUPE notifications with your solicitors so this is handled correctly and on time. Getting it wrong can expose both parties to employment tribunal risk.

Frequently asked questions
How long does it take to sell an estate agency?
Most estate agency sales complete in 3–9 months. Sales-only or lettings book transactions are often faster; full agency sales with extensive due diligence take longer.
Can I sell just my lettings book and keep trading?
Yes. Standalone lettings book sales are common. Buyers (often PE-backed aggregators) specifically look for managed portfolios. We’ll match you with the right buyer type.
Will my landlords find out I’m selling?
Not until after completion, when the change of managing agent is notified. Strong landlord relationships — ideally held by your team, not just you personally — reduce the risk of landlords leaving post-sale.
What is TUPE and do I have to deal with it?
Yes, TUPE applies to all staff employed in the business. It protects their employment terms. Your solicitors manage the legal formalities; we coordinate the timing with you and the buyer.
What are your fees?
We charge a percentage of the final sale price on completion. No upfront costs. We’ll confirm the rate at valuation.
How do I maximise my lettings book value?
Increase your managed/let-only ratio, reduce arrears, ensure landlord agreements are signed and up to date, and maintain clean CRM data. Starting 12–18 months before sale has the highest impact.
